Before Signing: Goodwill Money vs. Deposit

If you've found a place you want and the market is moving fast — particularly in popular buildings like Masteri Thao Dien or The Sun Avenue — you may need to act quickly. In these situations, landlords often ask for goodwill money (sometimes called a holding deposit). This is typically a partial amount, maybe half a month's rent, paid to take the property off the market while you finalize the lease terms.

Goodwill money is not the full deposit. It's a gesture that says "I'm serious about this unit." Once the lease is signed, it usually gets applied toward your full deposit.

If the building isn't in high demand or you have a bit more time, you can often skip goodwill money entirely. You agree on terms with the landlord, sign the lease, and pay the full deposit at signing.

At Signing: The Deposit

The standard deposit in Thao Dien is 1–2 months' rent, depending on the property type:

  • 1 month deposit — typical for serviced apartments on shorter leases (3–6 months)
  • 2 months deposit — standard for high-rise apartments and houses on longer leases (12 months)

Key things to know:

At Handover: First Month's Rent

Your first month's rent is due on the day you receive the keys — what's called handover. This is when:

  • The landlord hands over the keys

First month's rent and deposit are separate payments. If your rent is $800/month and the deposit is 1 month, you'll pay $800 (deposit) + $800 (first month's rent) = $1,600 at move-in. If the deposit is 2 months, it's $2,400.

Ongoing Rent: Monthly Bank Transfer in VND

After the first month, rent is paid monthly in advance — meaning you pay for the upcoming month, not the month that just passed.

Almost all rent payments in Thao Dien are done via bank transfer in Vietnamese Dong (VND). Even if your rent is quoted in USD, the actual transfer is usually converted to VND at the current exchange rate.

Here's what to expect:

  • You'll need a Vietnamese bank account (most expats in Thao Dien use Vietcombank, Techcombank, or TPBank)
  • Transfers are typically done via mobile banking app — fast and free between same-bank accounts
  • Cross-bank transfers may take a few hours and sometimes incur a small fee
  • Get a transfer receipt or screenshot as proof of payment
  • Some landlords accept cash, but bank transfer is the norm and creates a paper trail

Always keep proof of payment. A screenshot or bank statement protects you if there's ever a dispute about whether rent was paid.

What About Utilities?

Utilities are usually billed separately from rent and paid monthly:

  • Electricity: VND 3,000–3,500/kWh (check if your building charges residential or commercial rate)
  • Water: VND 20,000–40,000/m³
  • Internet: VND 200,000–400,000/month
  • Management fee (for apartments): Often included in rent for serviced apartments, billed separately for regular apartments

Some landlords collect utility payments with the monthly rent; others ask you to pay directly to the provider. Clarify this at handover.
