Thao Dien sits on a bend in the Saigon River, a 350-hectare peninsula that two decades ago was mostly rubber plantations and empty lanes. The Metro Arrives

The biggest change in recent years is the An Phu metro station, which connects Thao Dien to the city center in under 15 minutes. For a neighborhood that has historically been car- and motorbike-dependent, this is a shift. Residents along Vo Nguyen Giap — the main arterial road — now have a viable alternative to sitting in rush-hour traffic on the Hanoi Highway. The Night Street Experiment

In early 2024, the city launched a pedestrian night street on Xuan Thuy, a 465-meter stretch designed to showcase local food, pop-up retail, and street performances. The trial ran for six months and ended in July 2024.

It did not work the way planners hoped. Attendance dropped sharply after the opening weeks, and by the end most vendors had packed up. The lesson was straightforward: Thao Dien residents value walkable, pleasant streets, but they do not need a manufactured night market to use them. The cafes, restaurants, and bars along Xuan Thuy and the surrounding lanes are already doing what the night street tried to formalize — just without the scaffolding.

What the Area Actually Offers Renters

Thao Dien — specifically An Khanh Ward, in Thu Duc City — has the highest concentration of international schools in HCMC, including BIS, AIS, EIS, and ISHCMC. That alone drives rental demand: families enroll their children, and then they do not move. The dining and retail scene is the most international in the city, with everything from Vietnamese street food to French bakeries to Korean BBQ within a 10-minute walk.

The metro helps, and there have been discussions about a river bus route that would use the waterfront more effectively, but for now anyone living here should factor commute times into their decision.
